Renting party agrees to be solely responsible and liable for the conduct, safety and security of its guests, employees, agents, venders and subcontractors and to take all reasonable actions necessary to ensure their safety and security. This responsibility shall specify include, but not limited to:
Inspecting the rented premises for known or hidden dangers and correcting any such dangerous conditions or warning renting Party’s guests, employees, agents, vendors and subcontractors of the dangerous conditions.

Indemnification
Renting party agrees to be solely responsible and liable for all costs, expenses, damages, injuries, claims or suits, incurred during or arising from renting Party’s event or out of the Renting Party’s use of the premises. Renting Party further agrees to indemnify and hold harmless Wolf Trail Investments, LLC DBA Wolf Mountain Properties, its shareholders, Officers, Directors, agents, employees and volunteers from any suit or claim for damages or injury brought by any person or party, including but not limited to, Renting Party’s invitees, guests, agents, employees, vendors and subcontractors.

Waiver of Claims
The Renting Party agrees that Wolf Trail Investments, LLC DBA Wolf Mountain Properties, its shareholders, Officers, Directors, agents, employees and volunteers shall not be liable or responsible, and the Renting Party hereby releases and indemnifies them from any and all claims for damages, injuries or loss sustained by the Renting Party or its agents, employees, guests, visitors, vendors or subcontractors.
